Functional Kitchen                                                                                             From $30,000

• Standard cabinetry (supply and install approximately 20–25 linear feet of upper and lower cabinetry, thermofoil doors, 5/8" particle board boxes, and standard 3" brushed nickel hardware (option to upgrade to black or gold))
• Minor plumbing adjustments (Sink and dishwasher stay in existing location)
• Electrical modification for plugs and switches based on new layout and ESA (up to 6 pot lights within the kitchen area)
• Subway tile backsplash (client supply material) 
• Laminate countertop (allowance up to $1000) 
• Top-mount sink with basic faucet (brushed nickel or chrome)
• Finish painting of the kitchen area (if kitchen is part of the larger space additional charge may apply)

Not Included:

• Full plumbing relocation
• Quartz Countertop

Showcase Kitchen                                                                                             From $45,000

• Premium cabinetry (supply and install approximately 20–25 linear feet of upper and lower cabinetry, painted MDF doors or AGT veneer-based doors, 3/4" particle board boxes (plywood upgrade optional))
• Quartz countertop
• Plumbing modification and Undermount sink with upgraded faucet (installation of a faucet between $750-$1200, client to provide the product) 
• Premium backsplash tile (subway tile or square/rectangular mosaic backsplash (specialty patterns at extra cost))
• LED under-cabinet lighting
• Finish painting of the kitchen area 

Not Included:

• Waterfall edges on island
• Cabinet-panelled appliances

Luxury Kitchen                                                                                                   From $60,000 

• Luxury cabinetry (supply and install approximately 20–35 linear feet of upper and lower cabinetry, painted maple or stained oak doors (solid wood), 3/4" solid plywood boxes)
• Plumbing modifications and premium faucet installation (installation of a faucet between $1500-$2500, client to provide the products) 
• Quartz countertop with matching backsplash + waterfall edge (Premium backsplash tile options available)
• Waterfall island feature 
• Full soffit and under-cabinet lighting
• Cabinet-panelled appliances

Main Floor Renovation (Optional Add-On to Any Kitchen Package)                From $25,000  

• Full main floor flooring replacement (hardwood, vinyl plank, or tile depending on selection)
• Complete repainting of main floor walls, ceilings, casing, and doors
• Installation of new baseboards and new trim throughout
• Replacement of all main floor interior doors
• Powder room refresh (toilet, vanity, faucet, mirror, paint)
• Laundry room update (cabinets, sink, faucets, flooring continuity)

Bathroom Renovation Packages

Functional Bathroom                                                                               From $16,000

• Minor plumbing adjustments within the existing plumbing layout
• Minor electrical modifications (including adding up to 5 pot light in the bathroom area, maintain the existing light)
• Upgrade or replace the bathroom exhaust fan (allowance up to $120)
• Waterproofing all seems and corners with DensShield tile backer board and Kerdi fabric banding, cement drypack system, and Ditra floor membrane (with the option for the client to upgrade to a full Schluter waterproofing system)
• Basic tile installation for shower walls and bathroom floor (client to supply porcelain or ceramic tiles up to 24" × 24" (maximum 4 sq. ft. per tile) and standard square mosaic tiles; installation of hexagon, herringbone, or other specialty mosaic patterns may be subject to additional charges.)
• Basic vanity and countertop package (direct swap only and client must supplies materials)
• Standard plumbing fixtures installation (toilet, bathtub, faucet, and shower system)
• Painting of walls and ceiling; trim installation as required 
• Not Included:
  • Conversion from single vanity to double vanity plumbing configuration
  • Glass shower enclosure, custom niche

Showcase Bathroom                                                                             From $22,000  

• Installation of a new vanity (client to supply material)
• Upgrade to a double vanity configuration, including additional plumbing and installation adjustments (if required)
• Install Schluter Kerdi waterproofing system throughout the shower, Schluter drain assembly, a cement drypack shower base, and Ditra floor membrane on the bathroom floor
• Built-in shower niche for storage (stainless steel, not tiled niche)
• Porcelain tile installation on floors and shower walls (client to supply porcelain or ceramic tiles up to 24" × 24" (maximum 4 sq. ft. per tile) and standard square mosaic tiles; installation of hexagon, herringbone, or other specialty mosaic patterns may be subject to additional charges.)
• Glass shower enclosure (swing or sliding)
• Updated lighting plan (adding up to 6 pot lights and either one/two vanity lights or one/two wall sconces in the bathroom area)
• Premium plumbing fixtures installation (toilet, bathtub, shower controls, faucets)

  • Heated flooring system or heated towel bars

Luxury Bathroom                                                                                    From $32,000

• Plumbing adjustments to accommodate a redesigned bathroom layout
• Installation of a freestanding tub (material supply by client) 
• Install Schluter Kerdi waterproofing system throughout the shower, Schluter drain assembly, a cement drypack shower base, and Ditra floor membrane on the bathroom floor
• Premium large-format tile installation on floors and walls, including tiles up to 24" × 48" or 48" × 48" supplied by client (porcelain slab installation is available at an additional cost)
• Heated floors or heated towel bars (price may vary if direct power line must be run to electrical panel)
• Custom lighting package, including up to 10 pot lights, an updated vanity light fixture, and an LED mirror

Basement Renovation Packages

Functional Basement                                                                  From $90 per square foot  

• Insulation installed to meet Ontario Building Code requirements
• Standard framing and drywall installation for all finished areas
• Framing of a powder room, including space for a toilet and vanity or pedestal sink
• Installation of up to five (5) interior doors
• Basement staircase finishing, including carpet installation on stair treads
• Basic lighting system (up to 10 pot lights or 10 light fixtures)
• Vinyl or laminate flooring throughout
• Installation of baseboards and trim
• Full painting of walls, ceilings, doors, trim and casings
• Not Included:
  • Bathroom installation
  • Kitchen/kitchenette construction, cabinets, counters or plumbing 

Showcase Basement                                                                From $120 per square foot  

• Complete 3-piece bathroom (toilet, vanity, shower or tub)
• Kitchenette installation with upper and lower cabinets (up to 6 linear feet, laminate countertop, no tile backsplash)
  (Options to upgrade countertop to quartz and backsplash to subway or square mosaic tile, herringbone (premium mosaic), or quartz)
• ESA-compliant electrical and adding up to 25 pot lights
• Not Included:
  • Full kitchen installation
  • TV/fireplace feature wall or accent wall

Luxury Basement                                                                          From $150 per square foot

• Full bathroom with higher end plumbing fixtures (installation for fixtures valued $1500+)
• ESA-compliant electrical and adding up to 35 pot lights
• Installation of a full kitchen (no stove) or a large kitchenette over 6 linear feet with quartz counter top and quartz backsplash (under cabinetry lighting included) 
• Creation of a dedicated entertainment area, including rough-ins and installation for a surround sound system (client must supply audio equipment and component)
• Construction of a TV/fireplace feature wall or accent wall, complete with framing, drywall, electrical provisions, and finishing

Legal Basement Apartment Package                                         From $190 per square foot
 

• Construction of a legal secondary rental suite fully compliant with Ontario Building Code (OBC), municipal bylaws, and all requirements for fire separation, egress, ventilation, and soundproofing
• Complete permit management, including architectural drawings, engineering (if required), city submissions, revisions, and coordination of all mandatory inspections
• Full bathroom installation, including plumbing rough-ins, waterproofing, tile work, and fixture installation
• Full kitchen installation, including upper and lower cabinetry, quartz countertop and backsplash, plumbing connections, and electrical supply for a stove, as required for a legal unit
• Dedicated living/entertainment area designed and finished for a functional rental suite layout (client must supply audio equipment and component)
• Construction of a TV feature wall or fireplace wall, including framing, drywall, electrical/equipment rough-ins, and finishing
• Framing and finishing of new bedrooms, including proper egress-compliant windows, insulation, drywall, trim, painting, and closet installation
• All required electrical upgrades to meet ESA standards for a legal unit
• All required HVAC modifications, including dedicated supply/return air and proper ventilation, as per code

• Material Allowance Note:

Basement package pricing includes material allowances for items such as cabinetry, plumbing fixtures, flooring, and tile. Final allowance amounts will be determined following the in-home consultation, once the scope is confirmed and all labour and building material costs have been fully calculated.
